Sample inspection reports
Two real TREC property inspection reports from Romeo Montalvo. Client names and street addresses are covered. City and ZIP are left in place, along with the inspector’s name, license, and company.
What buyers and agents receive
These are the written reports, not a summary of findings. Open the PDF to see how the TREC form, key findings, and property information are laid out.
Personal details that identify the client or the street address are covered with solid boxes and removed from the file. These samples are for format only — every home is different, and a sample is not a prediction of what another inspection will find.
What is in a Romeo Montalvo inspection report
Each residential report follows the TREC property inspection report form, so buyers, sellers, and agents across Texas recognize the layout.
Property and inspection details
The first pages identify the inspector, his TREC license (#25424-PI), the date, and the conditions on inspection day, such as weather, occupancy, and whether utilities were on. Those details matter because they explain why some items could or could not be checked.
Section by section findings
The body of the report moves through structural systems, roofing and attic, electrical, HVAC, plumbing, appliances, and optional systems. For each item, the TREC form shows whether it was inspected, not inspected, not present, or found deficient. Romeo adds comments explaining what he saw and why it matters.
Photos with every key finding
Findings are photo-supported, so you can see the cracked tile, the missing flashing, or the corroded fitting yourself. Photos also make repair requests and contractor quotes more specific.
Summary versus full details
A summary is handy for a quick read with your agent, but the full report is the complete record. Read the deficiencies first, then go back through each section for context, limitations, and items noted for monitoring.
How to read your report
- Start with safety. Electrical, gas, and fall or fire hazards deserve attention first.
- Separate repairs from maintenance. Some items are normal wear. Others affect function, insurance, or negotiation.
- Note the limitations. Areas that were not accessible are disclosed so you know what was not seen.
- Follow up on referrals. When Romeo recommends a licensed specialist or structural engineer, schedule that during your option period.
Timed for your option period
In Texas purchase contracts, the option period is your window to inspect and negotiate. Reports are often delivered the same day or within 24 hours, so you and your agent have time to ask questions, get quotes, and decide. Want to see how findings turn into repair requests?
